One fixed scope for the whole backyard: removing the old pool and deck, building the new pool, spa, sunshelf and waterfall wall, the coping, tile and finish, the new deck, and a complete Jandy equipment pad controlled from your phone. Every permit fee is already inside the price.

Potential advantages

A clean start. The old pool, raised spa and cracked paver deck are demolished and hauled away; you get a brand-new shell, not a patch.
Pool, spa and sunshelf in one. A 7' x 7' flush spa with air blower, a 7' x 7' sunshelf for in-water loungers and a 48" waterfall wall.
Permits with no surprises. Every city, county and private provider fee is in the price, and the private provider keeps the project at least 50% faster.
Warm water when you want it. A 142,000 BTU Gulfstream heat pump with a 10-year parts warranty.
Everything on one app. iAquaLink controls pool, spa, lights, garden lights and the heater over Wi-Fi.

Limitations to resolve

Selections. Deck material (travertine or marble) and the pool finish color are to be chosen.
Deck area. The deck price covers up to 800 sf; a larger deck would be a change order.
Timeline. About 10 days of engineering, up to 15 days for permits, then 60 to 90 days of construction.
Final layout. Dimensions are approximate; elevations and the final layout follow the engineered plans and site conditions.

Next decision: approving the proposal and choosing the deck material lets engineering start, the first step on the timeline.
